How Much Does a Full Renovation Cost?

The biggest cost in your renovation will be the kitchen and bathroom. Refer to the kitchen renovation and bathroom renovation FAQs for our detailed price guides on these areas.

A complete home renovation can be a costly and is a long-term project. Consider if you were to renovate your kitchen and bathroom together, it’s a minimum of $50,000. Prioritisation may need to take place to fit your budget such as focusing on a particular room or element at a time.

Common elements for a full home renovation include: (Price indications are based on an average of 3 bedrooms and 1 living room.)

Flooring. Carpet, sanding and polishing existing and Hybrid (floating). Prices vary with carpet being the cheapest and Hybrid being the most expensive. Carpet will be around $2,500 – $4,000 depending on quality. Sanding and polishing will be approximately $2,700 – $4,000 depending on the condition of the floor and finish. Hybrids and floating floors will be approx. $4,500 – $7,000.

Painting (internal). Depending on the finish required, the number of colours, and the condition of the existing property, painting costs can vary a lot. Most of the labour with painting is not in the actual painting it is in the preparation of the surfaces! The actual painting is very quick, however sanding, filling, gapping and making rough surfaces look nice takes time. Expect to pay between $10,000 -$15,000 for a professional job.

Window furnishings/Blinds. There are many options to choose, this all depends on budget and style. For standard block out roller blinds (most common) you would be paying approximately $2,500 – $3,500.

Heating & Cooling. Most commonly are split systems or heat pumps (language varies). These are refrigerated systems that both heat and cool and are a very popular economical choice. There is a control unit that mounts inside the house and a condenser that mounts on the exterior (usually a wall or roof out of the way). For the most economical price, the inside and outside units are mounted back-to-back and prices start from approximately $2,900 for an LG 3.5kw or approx. $3,300 for a Daikin 3.5kw. For more complex installs that can’t be achieved back-to-back costs vary.

Laundry. Very similar to a kitchen, the layout (size of cabinetry) and finishes can vary the price a lot. A very common and economical renovation is to have a tall cabinet for storage, a bench with a sink, and cabinets with a washer and dryer under the bench, finished with overhead cupboards and a tiled splashback. Expect to pay a starting price of $10,000 (no changes to flooring or painting) anywhere up to $25,000 for a bigger or more complex space.

How Long Does a Renovation Take?

Once all materials are selected and confirmed as being in stock, from start to finish we can have the work completed in 6 to 8 weeks. This time frame is based on a full internal renovation with all our offered elements. From acceptance of our proposal to commencement of works, there is approximately 2 to 3 weeks’ worth of work to be done with our Interior Designer, selecting and procuring all of the materials and items. From acceptance to commencement of works a minimum of 3 weeks would be required (depending on our lead times as well).

Which Part of the House Do I Remodel First?

Assess your home for any design issues by inspecting which parts of your home need to be renovated. Start with the basics—a sound foundation, durable roofing, stable windows, reliable plumbing, heating, and air conditioning, and so on. For the best return on investment and property value appraisal, bathrooms and kitchens top the list for renovations, especially if they’re already outdated.

Can I Live In The House While Work Is Being Done?

Unfortunately for a full renovation you cannot. We will need full, unrestricted access to the property. Alternatively, if you break it down and complete one stage at a time it may be possible. Refer to our above Kitchen & Bathroom FAQs for more information.

Thank you to Steve and the team at Cornerstone for the fantastic job on my newly waterproofed and ‘pod and paver’ tiled balcony as well as the plaster work on the interior. Couldn’t fault the communication, attention to detail and neat and tidy day to day job. All the team are outstanding. We had a lot of spring rain plus 100klm wind gusts to deal with during the job but it only delayed completion by 2 days. Highly recommend to anyone.

Cornerstone delivered on what they promised, and like others have said, made the process as seamless and stress free as possible. Steve project managed it with a close eye to detail, keeping track of the trades and appeared to genuinely want to see a good job done. And issues were quickly rectified without drama. I was very nervous about the whole process but it's all been worthwhile as I now have two lovely new functional bathrooms. Finished beautifully and on time. Want to thank Steve, designer Tess and all the great tradies (the cleanest and most polite I've come across) and behind the scenes staff at Cornerstone. Fully recommend.

I Have read the reviews over the past year and I whole heartedly agree with all of the comments and feedback. As a customer it is frustrating to firstly decide you want to renovate and more frustrating trying to navigate who to give your money and then hope that they will do a good job. In a world where business and trades do not answer their phones and don’t call you back I found Cornerstone a refreshing change. Someone said that Cornerstone has good old fashion business sense. All that really means is that Cornerstone will answer the phone, come when they say they will and they will listen to your needs and wants. Without fuse they will work seamlessly with neighbours in apartments (as my build was) build something that is high quality, build it in a timely manner and above all, for the customer it is stress free. All I can say is please do not change. I feel it is a business that truly wants the best for you and will create that for you. Without hesitation I will use Cornerstone again. I hope this helps anyone that has almost committed to Cornerstone. All I would say is that you have found the best people and now you just have to say yes. On that note a special thanks to Steve who project managed my build and when I wanted variations such as additional power points etc he was always so willing to accommodate. Very rare these days. Obviously thanks to Dan, Megan and Karen as well.

I wish to thank Cornerstone for their awesome work. We live in a high rise so I was worried that it would be difficult to find good tradesmen. Thankfully I found good reviews about Cornerstone and gave them a go. From the ladies in the office, to the Managing Director, the demolition dream team, the Project Manager, interior designer, to the specialist trades - every single person was professional, showed up, communicated well, and did a brilliant job. My partner and I didn’t have to worry about anything because it was all taken care of. I highly recommend Cornerstone. I could not be happier. They even left the apartment cleaner then before they started 🥴. Thank you Cornerstone. Will be keeping your contact details lol.

"It’s rare to find builders who combine great communication, top-quality workmanship, and genuine care for their clients—but Cornerstone Property group delivered on all fronts. They replaced two  large balconies for us and made what we thought would be a stressful job completely hassle-free. We always knew what was happening, they kept the worksite clean and safe, and the quality of both the build and the materials used was first-class. We've had so many  glowing comments from other owners in our complex! A pleasure to deal with from start to finish!"
